Hidden Landings is a Non-Gated, Pet Friendly townhome community. Just as the name implies, this community is set off the main road and is privately situated in the center of all that Wellington, Florida has to offer! There are several styles to choose from. If you prefer everything on one floor there are ranch style homes with celestory windows and courtyards right off the kitchen. If you enjoy a two story home you will love the porches in the front of the home as well as porches in the rear of home. Homes in Hidden Landings offer two or three bedroom models with attached one or two car garages. Homes range in size from over 1000 square feet to over 1500 square feet under air, Hidden Landings townhomes were built in the 1970’s of CBS construction. Most of the homes offer private screened patios and large private courtyards which are either in the front or the back of the home. Many of the homes are overlooking either the lake or the canal that leads into Lake Wellington. This canal is navigable, so you can set sail from your own backyard in your paddle boat or boat with an electric motor!

Hidden Landings is governed by an HOA. The monthly HOA dues are $220 per home. The HOA allows two “household” pets per home with no size or breed restrictions. Hidden Landings prohibits any commercial vehicles (any vehicle used for business includes lettering on side or has toolbox), motorcycles, boats, trailers etc. The HOA is managed by CMC Management, Inc.
Hidden Landings can be tricky to find when your Real Estate Agent is searching in the MLS. This community is listed under the Subdivison name of Tallpine (Tallpine PH I or Tallpine PH II).
Hidden Landings is located off Forest Hill Boulevard just east of Wellington Trace. Only minutes from top rated Wellington schools. Wellington Elementary, Wellington Landings Middle or Wellington Community High School.

Home sales ranged from a low of $245,000 for a 2 bedroom 2 bath, 1-story townhome with a 1 car garage. This home offered wood flooring throughout, lots of updating including a Chef’s kitchen and an extended lanai overlooking the water. The most expensive home SOLD for $255,000. This home was a 3 bedroom 2 bath home that was 1-story with 1,183 Square Feet of Living Area. In 2018 there were 5 Hidden Landings homes for sale. The average SOLD price was $226,170 or $190.73 per Square Foot of Living Area. Hidden Landings townhomes SOLD quickly, averaging 29 days on the market and garnered 97 % of the List Price. The lowest priced townhome to sell in Hidden Landings was a 1-story, 2 bedroom 2 bath home with 1,047 Square Feet of Living Area. This home offered a 2 car garage, had a water view and was an end unit. This property was in need of some updating though. The home that captured the highest price was a 3 bedroom 2 bath home with 1,047 Square Feet of Living Area. This home SOLD for $245,000 and offered a canal view and a 2011 kitchen remodel. The home got its 3rd bedroom by converting 1/2 of the 2 car garage into a 3rd bedroom. This practice was not uncommon in Hidden Landings years ago.

There were 4 Townhomes in Hidden Landings that SOLD in 2017. The homes SOLD for 97% of List Price and went under contract within 56 days of being on the market. In 2017, Hidden Landings townhomes SOLD for an average of $207,750 or $191.89 per Square Foot of Living Area.
Home sales ranged from a low of $192,000 for a 3 bedroom 2 bath townhome with 1,047 Square Feet of Living area. This home was a 1 story home with a 2 car garage. A previous owner had taken 1/2 of the garage and turned it into the 3rd bedroom. This unpermitted bedroom along with the fact that the owner originally overpriced their home is the main reason for the low sales price. The most expensive home SOLD for $227,000. This home was a 2 bedroom 2 bath home single story home with 1,047 Square Feet of Living Area. The reason this home sold for so much more that the others was the fact it had been completely remodeled! Renovations included a gourmet kitchen, quartz counters, remodeled bathrooms, new wood flooring throughout and a new A/C in 2016. It was also remodeled tastefully.
