The residents who live in the Carmel subdivision pay an additional HOA fee of around $47 per month.  They have exclusive use of a private heated pool, along with lawn service for their front yards and an irrigation system that is maintained via an association-provided community irrigation system.

A property within the Grand Isles is eligible to be rented out only once in a 12 month period for a period not less than 120 days.  There is a two domestic pet limit policy for residents of Grand Isles. There are no weight or breed restrictions.

This popular community is minutes to Wellingtons Equestrian Epicenter which features Polo matches and International horse shows, or head east to enjoy the Florida beaches! Shopping at the Wellington Green Mall is just down the street and offers over 170 stores and restaurants.

Good news for Grand Isles homeowners was  that despite the world experiencing a pandemic, their home values did increase.  In 2020 Grand Isles the 16 Homes SOLD were on the market for  less time than in 2019. In 2020 homes in Grand Isles stayed on market 47 days prior to going under contract.  Home were on the market for 67 days in 2019.  More positive news for Grand Isles homeowners was the fact that 2020 saw their homes sell for 99% of List Price.  In 2019 Grand Isles homes SOLD for 97% of List Price.
