Wellington Seasonal Rental Market Is Coming

Thinking of renting your  Wellington home?

 

Well now is a great time to start.  If you are willing to leave your home furnished where tenants only need to bring their toothbrush, then renting your home as a Wellington Seasonal Rental may be for you.

Typically the Wellington Equestrian season starts in January with clients starting to trickle in sometime in December and the full push towards the end of December or first of January and  leaving Wellington in early April. The Wellington seasonal rental rate is double and triple the yearly rental price.  In the city of Wellington there is Rental License Application that needs to be filled out prior to renting your home.

The Wellington Seasonal Rental price usually includes the following:  Cable and Internet Service ( beyond basic cable such as movie rentals etc the client may be charged extra), Water and Sewer as well as Electric ( some owners chose to put a monetary cap on this monthly bill so as to avoid abuse).

Each homeowner decides whether to allow pets or not.  In my experience, many Equestrians are animal lovers and will bring along a four legged furry friend.  So I feel it is best to allow pets per HOA guidelines.  The typical pet fee is from $250 – $350 and is non-refundable.

 

Qualification needs to be meticulously and systematically performed on every prospective tenant to ensure you’ll have the most reliable tenant possible for your Wellington Seasonal Rental. As your Realtor I will ensure the following is done:

Step 1: Prequalify tenants over the phone. The rental screening process starts here. I won’t waste time on people that are not serious or qualified to rent your home.

Step 2: Show the property.  Many times the clients will be renting site unseen which is why it is of paramount importance in having high quality photos taken to optimize your homes best assets.

Step 3: Accept and analyze applications.  Applications include employment information, income information, Social Security numbers and birthdates so as to perform credit,  background and eviction check, # of pets, breed, size.

Step 4: Run a credit report. The credit report will pull a report containing adetailed summary of tenants credit history (number and type of accounts that are past-due or in good standing).  The report will show bankruptcies and late payments, as well as personal data  (current and previous addresses, social security number and  employment history)

Step 5: Check for criminal and sex offender history.  My company will conduct a full criminal background check for felonies or misdemeanors as well as any sexual offense charges. You may deny applicants for convictions of criminal offenses.

Step 6: Lease or rental agreement signing. After choosing your tenant I will draw up a Forida Lease agreement and will have all parties sign.  Typical in a Wellington Seasonal Rental the homeowner will receive his money upfront.  This includes a refundable security deposit in the amount of one months rent.
