Wellington was centered around Lake Wellington which is quite large and covers 553 Acres! There are 89 miles of canals that wind through the Village of Wellington so any of the Wellington FLorida Homes offers water front views. We have 24 Neighborhood parks and 10 Community parks and memorials. The Village of Wellington is comprised of 45.25 Square Miles and of that 24.52 Square Miles are Residential Homes.
In 1973 groundbreaking was held for the very 1st phase of Wellington. The year of 1972 saw work being done on Lake Wellington which has become the centerpiece of Wellington. In 1974, the first 1,000 residential lots became available for purchase. And as they say the rest is history! CNN named Wellington as one of the Top 10 Places to live in 2003. Wellington was then named by Money Magazine in 2010 as one of the top 100 Best Places to Live and we made Money Magazines list again as one of the top 50 Best Places to Live!

Binks Forest – There were 35 Home Sales with prices ranging from $272,000 up to $725,000. Binks Forest is one of Wellington’s most sought after communities. Binks Forest has 5 Subdivisons that are Gated with over 580 single family homes. This community was built starting in 1994 and completed in 1999. Home to Binks Forest Golf Club, a premier semi-private golf club. This unique golf course has majestic pine tree lined fairways, that are sprawled across 220 acres! It was voted a Top 75 Public Golf Courses by Golf Digest. The course and clubhouse was completely renovated in 2007.
Black Diamond – Black Diamond saw the SALE of 31 homes in 2016. Prices ranged from $273,299 up to $540,000. Black Diamond in Wellington, Florida is a 24 hour manned gated community of 475 Mediterranean inspired single family homes. Black Diamond is a family favorite as there is plenty for everyone to do! The community has a Clubhouse with a Community Room, Exercise Room, Sparkling Pool and Spa, Basketball Courts as well as Bike and Jogging Path. HOA fees are $290 Per month and cover basic cable and maintenance of the common areas. Black Diamond was built by two well known builders, Centerline and Shoma from 2003 and was completed in 2005. Situated on 237 acres of heavily wooded nature preserves, sparkling lakes and natural landscapes you will be impressed the moment you enter this magnificent community!
Buena Vida – There were 27 homes SOLD in 2016 ranging from $295,000 up to $545,000. This guard-gated community offers Active Resort Style living for Adults 55+. This elegant Wellington 55+ community offers 449 one story single family homes. Built by Minto, one of North America’s most respected builders for over 50 years, these CBS homes were built from 2003 to 2007. Buena Vida homes offer low exterior maintenance so that active adults may minimize the time spent on home maintenance! Buena Vida is governed by a Homeowners Association. The HOA fees take care of security, common area maintenance, lawn, landscaping and irrigation maintenance as well basic cable and all the amenities. The montly HOA fees are $525 to $600 per month.
Eastwood – Eastwood saw 30 Home Sales ranging in price from $250,000 up to $403,000. Eastwood is a non-gated community of Single Family Homes that are not governed by an HOA! Eastwood was one of the very 1st developments to be built in Wellington in 1977. The homes in this community are not cookie cutter as there were numerous builders that put their stamp on this neighborhood. Eastwood has many floor plans! You can find 1 or 2 story single family homes, 2 bedroom up to 5 bedroom homes and homes that range in size from a little over 1300 Square Feet of Living Area to just over 3,000 Square Feet. Homes in Eastwood typically are built on larger lots which allows for private backyard pools. Homes in this development are typically of CBS construction.
Greenview Shores – In 2016 Greenview Shores had 78 Homes SOLD that ranged from $248,325 up to $521,000. There are several smaller “subdivsions”within Greenview Shores. They are: Margate Place, Farmington, Wiltshire Boulevard, Amesbury Circle, Lynton Circle and Chatsworth Village. Homes in Greenview Shores are very desireable for several reasons. There are NO HOA fees plus Greenview Shores is characterized by some gorgeous lake views. Greenview Shores is divided into two divisions, Greenview Shores I and Greenview Shores II but today the area is typically referred to as simply Greenview Shores. Generally speaking, Greenview Shores is between Big Blue Trace and Greenview Shores with Wellington Trace on the north side and South Shore Boulevard on the southern side
Isles at Wellington – The Isles at Wellington saw 53 Homes SOLD ranging from $255,000 up to $750,000. The Isles At Wellington is a magnificent guard gated community located in Wellington Florida. Behind the stunning two story waterfall entrance you will find a lush tropical landscaped community of over 750 single family homes situated on well manicured lots on winding cul-de sacs, natural preserves and 13 shimmering lakes. Building began in 1999 and was completed in 2005 by three well known builders Lennar Homes, Rutenberg Homes and Kenco Communities. Governed by a Homeowners Association, the HOA fees range from $260-$330 per month.
Olympia – In 2016 there were a Total of 138 homes SOLD in Olympia, ranging from $265,729 up to $865,000. Olympia is a magnificent guard-gated community of exclusive single family homes. Building began in 2002 by the luxury home builder, Minto, with the last home being built in 2014. Olympia is governed by an HOA with reasonable monthly fees that average around $240-$265 Per Month. Residents have lots of activities to choose from. “Villa Olympia” is the community clubhouse with unsurpassed resort style amenities such as lakefront pool, children’s water park, men’s and women’s locker rooms, tennis courts, indoor basketball courts, full time staff and more!
Sugar Pond Manor – Sugar Pond Manor saw 82 Home Sales in 2016. The Single Family Homes SOLD for $233,000 up to $399,000. The Villas sold for $121,000 up to $189,000. Sugar Pond Manor is a very popular community with mainly single family homes. This sprawling comunity does not belong to an HOA nor is it a gated community. Building began in the early 1980’s through the 2000’s with a few homes being built up to today. Sugar Pond Manor is a charming community of well-kept homes with mature landscaping and creatively designed streets and sidewalks. Sugar Pond Manor was built by numerous builders and each owner was able to put their own unique spin on the homes design.
Versailles – 2016 saw the SALE of 38 Versailles Luxury Estate Homes. Prices ranged from $400,000 up to $1,899,000. Versailles is a community of Luxury Estate Homes. Located in Wellington Florida, this prestigious guard-gated community exudes style and class! Versailles offers a magnificent collection of over 400 French Country chateau inspired homes. Homes range in size from over 2,000 Square Feet of Living Area to 8000 Square Feet of Living Area. Plans offer 3 to 6 bedroom floor plans with 3 to 7.5 baths.s Building began in 2003 and was completed in 2006. The models are named Cannes, Marseilles and Renoir to name just a few. This exclusive HOA community offers many amenities such as billiards, clubhouse with business center, cabana, Olympic sized pool, exercise room, game room, library, tennis and more.
Wellingtons Edge – There were 41 Homes SOLD in Wellingtons Edge. They ranged from a low of $212,500 up to $329,500. This guard-gated community offers a total of 504 villas, townhomes and single family residences. The villas/townhomes range from 1220 square feet with two bedrooms and two baths up to the single family homes with five bedrooms and over 2,600 square feet of living area. These homes are either one or two story with a Mediterranean flair and come complete with barrel tile roofs. Building began in 1995 up through 2002 and typically the homes are of CBS construction. Wellingtons Edge is governed by a Homeowners Association. HOA fees range from around $160 – $250 per month. There are 7 gorgeous lake preserves and most homes come with serene lake views as well as wonderful lake front walking trails. There is plenty for residents to do in Wellingtons Edge as the amenities are plentiful, 3 sparkling swimming pools, 2 lighted tennis courts, children’s playgrounds, basketball courts, clubhouse with fitness center and ballroom.
