Wellington Florida Condo Market is Brisk!
Just like the rest of Wellington Florida Real Estate, condo sales remain consistent. Let’s take a look at what Wellington has to offer for those who are looking for low maintenance living!
Arissa Place was initially built to be as a luxury apartment community but was rather quickly converted to a Wellington Florida condo community. Arissa Place offers 1BR, 2BR or 3BR condos ranging in size from 745 up to 1200 Square Feet of Living Area. Some of the condos have an attached 1 car garage while some others offer a 1 car garage close to the unit. Some condos will offer golf views or water views. This Pet Friendly, Gated Community is located of Greenview Shores Boulevard between South Shore Boulevard and Wellington Trace. This family friendly community offers nice amenites for their residents such as: community club house, well equipped state of the art fitness center, spa, heated swimming pool with a covered deck area for lounging and entertaining, sand lot playground for children, and sanded volley ball area. Arissa Place is an Investor Friendly community which allows owners to be able to rent their units out right away. The maintenance fees are around $300 Per Month and include building insurance, roof maintenance, lawn, basic cable, and water! Arissa Place is zoned for New Horizons Elementary, Wellington Landings Middle and Wellington Community High School, right across the street! Since January 2016 there have been 4 Condos Sold. The 2BR units have SOLD for an average of $165,000. The 3BR units are selling from around $170,000 to $175,000. The average price Per Square Foot is $154.37 and have gone under contract within an average of 20 Days on Market. Once again, CASH is King and all 4 units have been CASH SALES.
Sheffield Woods – This well maintained Wellington Florida condo community was built from 1981 to 1985 and is of Frame/Stucco construction.. Sheffield Woods has 192 Condos that are either 2 or 3 bedrooms ranging in size from 1180 for the 2BR 2BA condo and 1300 Square Feet of Living Area for the 3BR 2BA condo. This Pet Friendly community is not gated. There are 2 Separate Sections, each with their own entrance. The Condo Association fees are reasonable ($245). Since January 2016 there have been 5 condos sold for an average of $153,538 or $120.42 Per Square Foot of Living Area. Located off Wellington Trace between Big Blue Trace and Forest Hill Boulevard. Sheffield Woods is zoned for wonderful Wellington schools such as Wellington Elementary, Wellington Landings and Wellington Community High School.
St Andrews at the Polo Club is a very prestigious Wellington Florida condo and townhome community. This Pet Friendly community was built in 2000 as a luxury apartment community but was converted in 2005 to an exclusive privately owned gated community. This popular community offers great amenities such as: clubhouse with business center, game room, billiards, exercise room, swimming pool and indoor racquetball court. There are 160 condos with 5 different floor plans. These condos can be on the 1st, 2nd or 3rd floor and range from a 2BR with 1223 Square Feet of Living area to a 3 BR with 1627 Square Feet of Living Area. Some of these condos offer a 1 Car Garage, gorgeous views of the Polo fields, luxurious tropical landscaping or scenic golf course views. St Andrews at the Polo Club also offers 40 Townhomes that are 2BR 2.5 BA with 1427 Square Feet of Living Area with an attached garage for additional parking. St Andrews is conveniently located on the East side of South Shore Boulevard south of Forest Hill Boulevard. Since January 1 2016 there have been 9 condos sold in St Andrews. The average SOLD price was $219,389 or $149.13 Per Square Foot of Living Area. St Andrews at the Polo Club is zoned for A+ Wellington schools: Elbridge Gail Elementary, Polo Park Middle School and Wellington Community High School.
The Shores is a secluded Wellington Florida condo community set back off Big Blue Trace. This Pet Friendly community is not gated. The Shores in Wellington has been built in stages over the years. Building began in 1982 with one 4 story condo building built on 12524 Shoreline Drive and then in 1984, another 4 Story building followed on 12568 Shoreline Drive. Fortunately these 4 Story condos offer an ELEVATOR as well as stairs! These condos range from 1425 to 1768 Square Feet of Living Area. Many of these units offer a screened patio with some great views of Lake Wellington! The Condo Fees for the 4 story condos range from the high $500’s to over $600 per month. From 1986 through 2004 there were an additional 13 buildings constructed. These units are 2 story that appear to be townhomes but are actually classified as condos. These buildings offer 2BR or 3BR condos on either the first or second floor, with an attached 1 Car Garage. These condos range from 1116 to 1492 Square Feet of Living Area. Since January 2016 there has been a total of 1 Condo Sold in The Shores. This condo was a CASH SALE for $160,000, it was a 3BR 2BA unit with 1,768 Square Feet of Living Area. The Shores is zoned for some Great Wellington schools which include: New Horizons Elementary, Polo Park Middle and Wellington Community High School.
