The residents who live in the Carmel subdivision pay an additional HOA fee of around $47 per month.  They have exclusive use of a private heated pool, along with lawn service for their front yards and an irrigation system that is maintained via an association-provided community irrigation system.

A property within the Grand Isles is eligible to be rented out only once in a 12 month period for a period not less than 120 days.  There is a two domestic pet limit policy for residents of Grand Isles. There are no weight or breed restrictions.
