Here are a few tips to help you rent a Wellington Florida home quickly and easily.  Just as you would want if this were your own home, the owners will want to know more about who they will be renting to.

• Expect to do a thorough Rental Application with names and contact numbers of prior landlords as well as dates of employment along with name and contact information of your current employer.
• Expect to pay to have your credit history, background check and eviction reports pulled.  Typically these will cost you $75 per person over the age of 18.
• Be prepared to provide your most recent months  .  If you are self-employed you will need 3 to 6 months of bank statements to prove income deposits.
• Lastly, in the Palm Beach County area, landlords want to receive First Months Rent, Last Months Rent and Security Deposit ( One Months Rent).  Upon signing of the lease, you will be required to deposit a months worth of rent as Security Deposit to hold the unit. You will then need to apply to the Condo Association or HOA for that community.
• If you are looking in a community with an HOA or a Condo Association be prepared to pay an application fee for each member over the age of 18.  I have seen these range from $50 up to $500 for upscale Wellington Communities.  The average is around $150.
• Have a Pet?  You can expect two things to happen.  1.  Your options will be reduced especially if you have a larger dog or an aggressive breed. 2. You will need to pay on average, a $250- $350 Non-Refundable Pet Fee.
• The best time to start looking for your new home is no more than 30 to 45 days before your move date.  Typically, home owners do not want to have their home vacant for much more than 30 days.
